Letter from the YLG Membership Chair

Why did I join ULI? Was it to provide leadership in the responsible use of land? Did I want to help develop my community through service projects? Did I want to network with my industry peers?

As a new member of ULI, and a new addition to the YLG Steering Committee, I realized that the only way to answer these questions is to get involved.  Volunteering for YLG projects is the best way to add value to your ULI membership. How can you get involved?  Here are upcoming opportunities to get involved:

T.A.P. (Technical Assistance Panel)
YLG will be helping the First United Methodist Church of Los Angeles explore development opportunities and make a strategic plan for a high-profile site they own on the southeast corner of Olympic Boulevard and Flower Street.  Apply to be a TAP panelist & get hands on experience! Present your thoughts & recommendations to church leaders for this high profile site!

Partnership Forum
ULI Los Angeles Young Leaders Partnership Forums are a group of 8-10 Young Leaders that meet quarterly with a moderator, an established industry professional, for mentoring, networking, and discussion on current events in real estate and case studies. Partnership Forums are created so that different real estate industries and professions are represented within each group. A concerted effort will be made to create groups with geographical sensitivity.

UrbanPlan is a classroom exercise where high school students work in development teams to analyze and respond to a hypothetical Request for Proposal for the redevelopment of a specific urban area.  As facilitators in the classroom, YLG volunteers will challenge the students to think more critically about the UrbanPlan issues and the specific responsibilities of the students assigned roles as finance directors, marketing directors, city liaisons, neighborhood liaisons, and site planners.  To get involved email bryant@uli-la.org

Letter from the YLG Chair

The Young Leaders Group community service initiative is a new undertaking for our District Council. Though we have identified our goal for this initiative, which is to involve our membership in worthwhile projects that bring value to local non-profits and community-based organizations, the process by which we achieve this goal is constantly evolving.

Our first project, scheduled for November 18th and 19th, is to beautify the downtown Los Angeles facility of Chrysalis, a local non-profit that helps homeless and disadvantaged individuals secure employment. We are extremely excited about this project, and look forward to working with this very worthwhile organization.

For our next community service project, we set a goal to this time somehow serve the greater Los Angeles area while engaging in an activity that fully utilizes the knowledge, skills, and experience of our talented membership.

As such, our next community service project is entirely different in nature. Following the excellent tradition of our District Council Technical Assistance Panel (TAP) Committee, the Young Leaders Group will be assembling a TAP from within its membership to help the First United Methodist Church of Los Angeles explore the development opportunities for a high-profile site they own on the southeast corner of Olympic Boulevard and Flower Street. A TAP typically consists of six to eight panelists that are hand picked to provide the optimal mix of skill sets and experience for a particular assignment.

This YLG TAP will convene for an entire day, hear presentations from project stakeholders, and deliberate on the various issues this development opportunity presents. The panel will discuss these issues under the rubric of four categories: market potential, planning and design, development, and implementation strategies. At day’s end, the panel will present its conclusions to church leaders in a formal presentation, and within one month, the panel will provide the church with a detailed report outlining its conclusions. Essentially, this YLG TAP will be tasked with developing a viable strategic plan for our client, The First United Methodist Church, to utilize as it moves forward with its development plans.

Shahrouz Golshani

Shahrouz Golshani is a Principle at Plaza Property Group, where he oversees a portfolio of community and neighborhood shopping centers. Mr. Golshani conducts the underwriting and investment analysis for prospective acquisitions, and manages client relationships for the asset services division. Mr. Golshani is currently Chair of ULI LA Young Leaders Group, and Programs Chair for the Los Angeles Chapter of the Institute of Real Estate Management (IREM). Prior to founding PPG, Mr. Golshani worked in business development for a number of leading technology companies, where he focused on driving revenues through strategic partnerships.


The mission of ULI Los Angeles Young Leaders Group (ULI LA/YLG) is to increase the involvement and influence of young real estate professionals in ULI by connecting tomorrow's real estate leaders with each other and with the leaders of today through educational and professional programs, events, and networking opportunities which ULI has to offer.

ULI LA/YLG has created an indelible impact on the Los Angeles real estate community in its first year. Since YLG's inception in early 2003, the group has attracted over 380 members from all areas of the real estate industry developers, investors, bankers, attorneys, engineers, architects, brokers, and students. Our expectation is YLG will add a new dimension to the Los Angeles District Council by embracing valuable ULI traditions with fresh perspective. YLG members now serve on every ULI Los Angeles committee and in the District Council leadership.

YLG continues to grow by providing both social and professional development venues and is attracting the attention of more experienced professionals through its highly successful partnership forum program and its informative "case study" events.

We will be making a concerted effort to create groups with geographical sensitivity.

Applications for the 2007 Partnership Forums are being accepted now. Even if you participated in Partnership Forums in the past, you need to re-apply using the new web-based application. The online Partnership Forum application is located at the bottom of the Partnership Forum website. Applications submitted after the date will not be accepted.

Networking Events

YLG organizes a highly popular, bi-annual case-study series. Recent sold-out events have included an analysis of historical tax credits involving the Downtown Standard Hotel and a study of community redevelopment involving South Park. YLG also hosts more intimate events for its Partnership Forum participants.
